Local diagnostic insight

Tengah is the only Singapore town using a centralised cooling system (CCS) — chilled-water pipes run through ceilings to fan-coil units in each room. When pipe insulation laps fail, the cold pipe surface (around 7°C) condenses humid ceiling-cavity air, and mould appears as a linear stain following the pipe path.
