In blocks built in the 1980s, cementitious bathroom waterproofing is past its 25-year service life, so we look first at the floor-trap junction and the ceiling of the unit below. In blocks built after 2010, the waterproofing is fine and the problem is almost always cold surfaces — concealed aircon trunking, or in Tengah the centralised cooling system's chilled-water pipes running through ceiling voids. Same visible black growth, completely different repair.
Coastal estates such as Bedok and Tampines hold indoor relative humidity above 75% for most of the year, and salt-laden air shortens the life of ordinary paint. Punggol's waterway and Tengah's forest edge do the same thing inland. Once a wall surface sits near dew point overnight, common indoor moulds germinate on painted plaster in days rather than weeks, which is why a wipe-down alone never holds.
Heavily air-conditioned condo bedrooms create sharp surface-temperature differences against warm external walls, so condensation mould appears even in dry weeks. Sealed household shelters have no designed airflow at all. That is why our treatment always includes a mouldicide kill step and an anti-mould sealer before the finish coat, with an anti-mould additive blended into the top coat to reinforce mould resistance.
