Aira Sense for Business — Questions & Answers

15 real questions homeowners and businesses ask about aira sense for business. Each answer is written for Singapore's climate, HDB/condo/landlord context, and our actual service process.

Quick Answer

What does Aira Sense for Business actually include? Sensors in the units or zones that matter, the AMRI outdoor mould risk index and an Aira Home Wellness Index baseline for each property, a portfolio view of alerts, and Aira Hales on Telegram — the AI consultant that flags each alert and suggests the next step based on the data. When that step needs a crew, the Pico X Health service team carries it out. Every deployment is scoped and quoted per portfolio.

2. How is this different from buying air quality sensors?

A sensor gives your property manager a number and a problem. Aira Sense gives the number, the alert explained by Aira Hales, the specific service that resolves it, the crew who carries it out, and a second reading that proves it held. Remediation, aircon cleaning, waterproofing, condensation control and cleaning are all in-house, so nothing is handed back to you as a dashboard task.

3. How much does it cost for a portfolio?

Portfolio deployments are quoted, not priced off a list. Cost depends on the number of units, how many sensors each property needs, reporting depth and whether service response is bundled. Send us your property type and unit count on WhatsApp and we will scope it.

4. How many sensors does a property need?

For co-living and serviced apartments we usually start with one unit per bedroom cluster plus one in the shared wet area. Hotels typically start with a sample across stacks and orientations, then expand to rooms with a complaint history. Offices are zoned by air-handling area rather than by room.

5. What is the minimum deployment size?

There is no hard minimum, but the portfolio reporting and dispatch workflow starts paying for itself from roughly ten monitored units. Below that, single-unit Aira Sense monitoring on the consumer plan usually makes more sense.

6. How are the sensors installed, and does it disturb guests or tenants?

They are compact plug-in or mounted units, installed during a normal turnover or housekeeping window. No drilling into finishes is needed in most rooms, and nothing is visible to guests beyond a small device on a shelf or wall.

7. What connectivity is required?

Wi-Fi in each property is the simplest path. Where guest Wi-Fi is restricted or unreliable, we deploy with independent cellular connectivity so readings do not depend on your network or on a guest logging in.

8. Do the sensors record audio or video?

No. Aira Sense measures environmental values only — humidity, temperature, CO2, TVOC and particulates. There is no camera and no microphone, which is what makes it acceptable in tenanted bedrooms, guest rooms and childcare areas.

9. Who owns the data, and can we export it?

The property owner or operator owns the readings for their properties. You get exportable data and a monthly portfolio report; we retain the readings to run the alerting and to verify works under warranty.

10. Can the readings be used as evidence in a tenancy or neighbour dispute?

Yes — continuous readings with timestamps are far stronger than a photo taken after the fact. We can pair the data with a professional mould report for HDB, MCST or legal correspondence, which is the same reporting we produce for inter-unit condensation and leak disputes.

11. How quickly does your team respond to an alert?

Alerts are triaged on trend rather than on a single spike, so a genuine alert is already a real condition. Aira Hales suggests the next step based on the data, and the action routing is agreed at deployment: who gets notified, what threshold triggers a crew dispatch, and which services are pre-approved so the team can be scheduled without a fresh quotation each time.

12. Does this work with our existing facilities management or housekeeping workflow?

Yes. Alerts can be routed to your FM inbox, WhatsApp group or duty manager, and the monthly report is formatted for owner and board reporting. We fit around your escalation chain rather than replacing it.

13. Is there a contract or lock-in?

Monitoring runs on a rolling monthly basis per portfolio. Longer terms are available where owners want fixed pricing across a budget year; we do not require a multi-year commitment to start.

14. What happens if a problem comes back after your team fixes it?

The same sensor that triggered the works keeps reading afterwards. If danger-zone hours creep back within the warranty period, that is our callback to make, not something you have to notice and report.

15. Which property types is this best suited to?

Co-living and serviced apartments, hotels and hostels, offices and workplaces, and landlords or managing agents with multiple tenanted units. Clinics, childcare centres and F&B back-of-house also deploy it where air quality is part of their own compliance reporting.
