Ceiling Condensation & Dripping in Singapore — Why It Happens and How to Stop It
Waking up to a wet ceiling — or worse, water dripping onto your bed — is a common Singapore complaint. It's not always a leak. In HDB and condo bedrooms with aircon, ceilings can drip from pure condensation when the slab is colder than the room's dew point.
Condensation or leak? Diagnose in 60 seconds
Three quick checks: (1) When does it drip? Condensation is worst overnight after long aircon use; a leak is constant or worst during rain. (2) Where is the wet patch? Condensation forms in cool corners and above furniture blocking airflow; a leak follows the pipe or slab crack. (3) Is the paint bubbling? Slow condensation causes flat brown staining; leaks cause blistered paint and mineral rings.
The physics: dew point in a Singapore bedroom
Singapore outdoor humidity averages 80–90%. A bedroom at 25°C and 75% RH has a dew point of 20.4°C. Any ceiling surface below 20°C will condense. In HDB flats, the ceiling slab is shared with the flat above — if your neighbour runs their aircon hard, their cold slab becomes your cold ceiling.
Fix options ranked
Shield22 Pro thermal coating (from S$450 per HDB bathroom ceiling) raises ceiling surface temperature 3–6°C, no demolition, 5-year warranty. PU foam / rockwool insulation (S$1,200–2,500) works but needs false ceiling and reduces headroom. Dehumidifier (S$500 + S$30/mo) helps room-wide but doesn't fix the cold ceiling. Raising aircon setpoint from 22°C to 25°C is free — but you sleep warmer.
Shield22 Pro application
Half-day job for HDB bedroom ceiling. Sheet cover furniture; light sand; thermal-bond primer; two coats of Shield22 Pro at 500 microns each; cure and clean up — room occupiable same evening. 5-year condensation-free warranty.
Shield22 Pro — the coating that stops condensation at source
Thermal micro-ceramic coating that raises the surface temperature above dew point so airborne moisture stops condensing. From S$18/m². 5-year condensation-free warranty. Non-toxic, low-VOC, safe for occupied rooms.

Frequently Asked Questions
- How do I know it's condensation and not a leak from upstairs?
- Condensation is worst overnight when the aircon has been on for hours. A leak is worst during rain or constant regardless of aircon. If unsure, WhatsApp us a photo — we'll tell you.
- Do I need to inform HDB or MCST?
- No. Shield22 Pro is applied to your own ceiling on your own side. No permits required for interior anti-condensation coating.
- Will the coating change the look of my ceiling?
- Finishes matte white; can be over-painted with any water-based ceiling paint. Most clients don't repaint.
- What if my neighbour turns off their aircon later?
- Coating still works. Warranty unaffected.
- Can I paint over damp mould stains with Shield22 Pro?
- No. If there's visible mould, we treat it first with standard antimicrobial then apply Shield22 Pro on top.
