Weak Areas We See Most
Office aircon plenum & ceiling tiles
Centralised AHU plenums condense at duct-tile interfaces. Tile undersides bloom invisibly above the false ceiling. Often only detected when staff complain of 'sick building' symptoms.
F&B chiller-room surround walls
Cold-room walls condense on the kitchen-side face. Constant 75%+ RH around chiller exteriors. Standard NEA inspections check the inside; mould lives outside.
Retail fitting-room corners
Poor ventilation + body humidity + textile dust = mould blooms in low-traffic corners and behind mirrors. Damages fixtures and triggers customer complaints.
Clinic plumbing-wall cavities
Behind-sink cavities in dental and clinic settings combine warm water, biofilm, and aerosol. Requires medical-grade remediation with documented log for MOH inspections.
Warehouse roof-deck underside
Steel deck condenses under tropical thunderstorms. Pallet stock immediately below absorbs moisture. Insurance claims after stock loss often flag this as preventable.
Detection Difficulties
- 'Sick building' complaints clustered on one floor or wing = HVAC plenum check, not surface walk
- Recurring customer complaints about smell in retail = back-of-house humidity, not front-of-house
- Cardboard pallet bottoms damp without floor leak = vapour migration through warehouse slab
- Gym/yoga studio mirror corners = inadequate exhaust + post-class humidity spike
- F&B walk-in cooler exterior wall blooming = condensation on warm side of cold envelope
Removal Challenges
- Business-continuity is usually the biggest cost driver — quoted in 'continuity tiers': in-hours / soft-close / after-hours / weekend block
- Food premises require NEA-listed biocides only; we use a documented food-safe product list
- Healthcare premises require ISO 14644 cleanroom-grade containment for treatment zones
- Office work after 7pm requires building management notification + lift access booking
- Warehouse jobs are often phased aisle-by-aisle to keep operations running
- All commercial jobs include a written remediation log for insurance & audit
What Drives the Cost
- Continuity tier: in-hours +0%, soft-close +20%, after-hours +40%, weekend block +60%
- Regulatory layer: F&B +10–15% (food-safe products), healthcare +25–35% (medical-grade containment + log)
- Stock/equipment protection: each pallet wrapped, each fixture covered — labour-intensive
- Access: high warehouses need MEWP, prime CBD towers need lift booking & security passes
- Documentation: insurance-grade vs audit-grade vs MOH-grade — different report depths
Continuity tiers — how to keep your doors open
- In-hours (cheapest): areas closed off with signage; staff reroute. Best for back-of-house only.
- Soft-close (+20%): work zone fully sealed, business operates around it. Standard for office washroom or single retail bay.
- After-hours (+40%): work runs 7pm–7am, business reopens normally. Most common for retail and F&B.
- Weekend block (+60%): Fri 7pm–Mon 7am uninterrupted. Used for whole-floor office or major F&B kitchen work.
Documentation we provide as standard
- GST-registered invoice with itemised scope
- Insurance-grade remediation log with biocide MSDS and quantity used
- For F&B: NEA-listed product confirmation + food-contact-surface clearance protocol
- For healthcare: medical-grade containment log + post-clean ATP/visual sign-off
- For audits (BCA, MOM, ISO): photo + report set timestamped and digitally signed
Frequently Asked Questions
Is the $199 spot rate really available for my property type?
Yes. $199 covers a single targeted patch (typically up to ~0.5 m²) — applied identically whether you're in a 3-room HDB, a penthouse, a landed home, or an office. The figure changes only when scope grows: more area, more substrates, more access constraints, or a higher protection tier.
Can you provide a tax invoice and GST?
Yes, we are GST-registered. All commercial invoices are itemised with scope, materials, biocide MSDS where requested, and remediation log. Suitable for insurance claims, BCA audits, and MOM workplace safety records.
Do you have specific certifications for healthcare?
We follow MOH cleanroom-grade containment standards for clinic and dental premises and provide a written disinfection log keyed to ISO 14644 zones. We do not hold a medical-device certification because we are not a medical-device provider — but our protocol is documented to a level your MOH inspector will accept.
Will you damage stock or fixtures?
No documented stock damage in our project history. Every pallet/fixture is wrapped before treatment; we carry $1M public liability cover for additional reassurance.
Why a WhatsApp photo quote instead of a paid inspection?
For 80% of cases, three photos (close-up, mid, room context) plus the affected area in m² is enough to scope honestly. We only quote a paid inspection when the cause is structurally hidden — inter-flat condensation, suspected concealed leak, or HVAC-borne contamination — and we tell you upfront before charging.
Is there a warranty?
Yes. Spot patch ($199) carries a 90-day no-recurrence warranty on the patched area; Essential tier carries a 6-month warranty on the treated surface; Signature tier (with engineered anti-mould paint) carries a 24-month warranty when applied to a properly prepared substrate. Warranty excludes seepage, structural defects, diagnostic scans and new water ingress events. See full terms at /warranty.
