🏢 HDB cost guide

HDB Mould Removal Cost — Block-Specific Singapore Pricing

HDB blocks have a fingerprint of mould patterns: bedroom ceilings fed by inter-flat condensation, bathroom RC slab seepage, bomb-shelter ventilation deadspots, and kitchen yard hairline cracks. During this limited-time promo, the first full ceiling or wall surface (Essential) is $199 on any flat type (normally $299). Full ceiling or full wall surface is $199 Essential (limited-time promo, was $299) (+$100 each additional surface) or $400 Signature (+$150 each additional). Wardrobe/cabinet treatment and silicone change + mould prevention are $120 per trip.

Pricing Breakdown

Weak Areas We See Most

Bedroom ceiling under upstairs wet area

The single most common HDB job. Slab condensation under the neighbour's bathroom or kitchen. Looks like a recurring brown halo that bleach removes for two weeks then returns. Painting over without diagnosis is what makes it 'come back stronger'.

Bathroom RC slab edge

The horizontal joint where the wall meets the ceiling traps vapour. Tile epoxy is impermeable but the unsealed slab edge above it is not — vapour migrates, condenses, blooms.

Bomb shelter rear wall

A cold concrete box with a single solid door. Air doesn't move. Anything stored against the back wall (mattresses, luggage) blooms within a single rainy month.

Kitchen yard / service yard hairlines

External wall hairlines wick rainwater inward. Mould blooms on the inside face of the same wall, not where the crack is — owners chase the wrong room.

Wardrobe back panel against external wall

Wardrobe traps cold air against an exterior-facing wall. Mould grows on the panel's hidden face and on clothing — usually noticed when shoes/leather goods turn fuzzy.

Detection Difficulties

  • Same patch keeps returning after bleach — structural cause, not surface mould
  • Brown 'tea stain' halo (not green/black) on bedroom ceiling = inter-flat condensation, not leak
  • Musty smell concentrated near the floor of one room = sub-floor or wall-base seepage
  • Mould only in one room of the flat = orient that wall externally; usually NW/SE rain-driven
  • Recurring shoe/leather mould but no visible wall mould = hidden cabinet/wardrobe condensation

Removal Challenges

  • Inter-flat condensation needs neighbour-side coordination, not just unit-side painting
  • Bomb shelter ventilation can't be modified (HDB regulation) — solution is dehumidifier strategy + storage protocol, not structural change
  • Kitchen yard external paint must wait for 3 dry days before recoat — Singapore weather windows are tight
  • Aircon-ledge mould requires HVAC drain check before paint to avoid 2-week recurrence
  • Shared-wall RC slab work requires CE-class containment to keep dust out of HDB common corridor

What Drives the Cost

  • Flat type & size: 3-room (≈60 m²) vs 5-room (≈110 m²) doubles whole-flat audit time
  • Floor level: low floor + adjacent vegetation = higher humidity load = often Signature tier
  • Age of flat: 30+ year blocks often need substrate stabilisation before paint (+$120–$200)
  • Number of recurrence cycles: 3rd-time recurrence usually means structural diagnosis, not just retreat (+$220 diagnostic)
  • Furniture removal: tenant-occupied protection adds $80–$150 per room

How HDB pricing actually scales

If you've Googled HDB mould pricing you'll see numbers from $80 (a handyman with bleach) to $3,500 (a full-flat 'detox'). Both are real prices — they just describe completely different scopes.

Our promo floor is $199 (Essential first surface, normally $299) because that buys you a real protocol: HEPA pre-clean, antimicrobial pre-treatment that actually denatures spores (not bleach, which only lightens them), and a sealer coat that resists recolonisation for 6 months. Below $199 you're paying for cosmetic improvement, not biological remediation.

Above the first full surface ($199 Essential (limited-time promo, was $299) / $400 Signature), pricing scales linearly with how many surfaces you treat — +$100 per surface Essential, +$150 per surface Signature. The biggest single jump is moving from spot to full-surface: that's where containment, dust extraction, and full-substrate prep are required.

Frequently Asked Questions

Is the $199 full-surface promo really available for my property type?

Yes. During this limited-time promo, the first full ceiling or wall surface (Essential tier) is $199 — normally $299. Same protocol whether you're in a 3-room HDB, a penthouse, a landed home, or an office: HEPA pre-clean, antimicrobial pre-treatment, Nippon anti-mould paint, protective sealer, and a 6-month warranty. Additional surfaces in the same room are +$100 each (unchanged).

Why is my HDB ceiling mould back after the contractor 'fixed' it?

Almost always: bleach was used (lightens but doesn't kill spores embedded in the substrate), no sealer was applied, and the inter-flat condensation root cause was never diagnosed. Spend the $199 on the Essential first-surface promo (normally $299) — that's the right scope for a recurring patch. If recurring, the Essential full-ceiling tier ($199/surface limited-time promo, normally $299 + written report) is the right scope.

Will HDB or Town Council pay for my mould?

Generally no — internal mould is owner responsibility. Two exceptions: (1) external wall water ingress proven to be Town Council common-property defect; (2) structural defect during DLP for new BTOs. We can document evidence to support those claims at no extra cost during a standard job.

Can you work in an occupied flat?

Yes. We use enclosed work zones (CE-class for ceilings, lighter for spot work) so the rest of the flat stays liveable. Vulnerable members (children under 5, pregnancy, immunocompromised) should stay out of the work room itself for 4 hours after treatment. See our safe-to-stay guide.

Why a WhatsApp photo quote instead of a paid inspection?

For 80% of cases, three photos (close-up, mid, room context) plus the affected area in m² is enough to scope honestly. We only quote a paid inspection when the cause is structurally hidden — inter-flat condensation, suspected concealed leak, or HVAC-borne contamination — and we tell you upfront before charging.

Is there a warranty?

Yes. Spot patch ($199) carries a 90-day no-recurrence warranty on the patched area; Essential tier carries a 6-month warranty on the treated surface; Signature tier (with engineered anti-mould paint) carries a 24-month warranty when applied to a properly prepared substrate. Warranty excludes seepage, structural defects, diagnostic scans and new water ingress events. See full terms at /warranty.
