Weak Areas We See Most
Bedroom ceiling under upstairs wet area
The single most common HDB job. Slab condensation under the neighbour's bathroom or kitchen. Looks like a recurring brown halo that bleach removes for two weeks then returns. Painting over without diagnosis is what makes it 'come back stronger'.
Bathroom RC slab edge
The horizontal joint where the wall meets the ceiling traps vapour. Tile epoxy is impermeable but the unsealed slab edge above it is not — vapour migrates, condenses, blooms.
Bomb shelter rear wall
A cold concrete box with a single solid door. Air doesn't move. Anything stored against the back wall (mattresses, luggage) blooms within a single rainy month.
Kitchen yard / service yard hairlines
External wall hairlines wick rainwater inward. Mould blooms on the inside face of the same wall, not where the crack is — owners chase the wrong room.
Wardrobe back panel against external wall
Wardrobe traps cold air against an exterior-facing wall. Mould grows on the panel's hidden face and on clothing — usually noticed when shoes/leather goods turn fuzzy.
Detection Difficulties
- Same patch keeps returning after bleach — structural cause, not surface mould
- Brown 'tea stain' halo (not green/black) on bedroom ceiling = inter-flat condensation, not leak

How HDB pricing actually scales
If you've Googled HDB mould pricing you'll see numbers from $80 (a handyman with bleach) to $3,500 (a full-flat 'detox'). Both are real prices — they just describe completely different scopes.

The biggest single jump is moving from spot to full-surface: that's where containment, dust extraction, and full-substrate prep are required.

Yes. During this limited-time promo, the first full ceiling or wall surface (Essential tier) is $199 — normally $299. Same protocol whether you're in a 3-room HDB, a penthouse, a landed home, or an office: HEPA pre-clean, antimicrobial pre-treatment, Nippon anti-mould paint, protective sealer, and a 6-month warranty. Additional surfaces in the same room are +$100 each (unchanged).
Why is my HDB ceiling mould back after the contractor 'fixed' it?
Almost always: bleach was used (lightens but doesn't kill spores embedded in the substrate), no sealer was applied, and the inter-flat condensation root cause was never diagnosed. Spend the $199 on the Essential first-surface promo (normally $299) — that's the right scope for a recurring patch. If recurring, the Essential full-ceiling tier ($199/surface limited-time promo, normally $299 + written report) is the right scope.
Will HDB or Town Council pay for my mould?
Generally no — internal mould is owner responsibility. Two exceptions: (1) external wall water ingress proven to be Town Council common-property defect; (2) structural defect during DLP for new BTOs. We can document evidence to support those claims at no extra cost during a standard job.
Can you work in an occupied flat?

Yes.
