Water-Based vs Oil-Based Sealers for Mould Prevention: Comparative Efficacy Study
18-month comparative study reveals performance differences between sealer types for mould prevention in tropical climates.

Abstract
This 18-month study compared the mould prevention efficacy of water-based and oil-based sealers across laboratory conditions and 60 field installations. Oil-based sealers showed marginally better moisture barrier properties but 40% higher VOC emissions and longer cure times. Water-based antimicrobial sealers demonstrated equivalent mould resistance (93% vs 94%) on residential surfaces with better environmental and health profile.

Recommendations
Occupied spaces: Water-based antimicrobial sealers (low VOC, fast cure)
Severe moisture areas: Oil-based for maximum moisture barrier
Renovation projects: Water-based for faster room turnover
Health-conscious: Water-based with antimicrobial additives
