Quick answer: why corporate mould keeps coming back

In Singapore commercial premises, mould is almost never a cleaning failure — it is a condensation and moisture-management failure. Chilled air against warm humid air at shopfronts, uninsulated trunking, blocked condensate drains and failed waterproofing keep surfaces above dew point for hours every day. Cleaning and repainting treat the symptom; the colony returns in 6–9 months. Pico X Health runs a six-stage corporate programme — audit and sensor logging, source fix, contained after-hours remediation, premium anti-mould repaint, aircon hygiene, and documented monitoring — so the spend stops repeating.

The constant battle facilities teams actually face

  • Retail outlets: the smell customers notice before you do. Mall units run 12–14 hours of aircon against an open shopfront. Chilled air meets humid mall-corridor air at the threshold, and the bulkhead, back-of-house store and fitting rooms stay damp all day. Staff stop noticing the musty note after a week — customers never do, and they leave without telling you why.
  • The repaint that never lasts a year. Facilities repaint the same ceiling, the same bulkhead, the same back wall every renewal cycle. Standard emulsion over an untreated damp substrate blisters within 6–9 months because the moisture source was never fixed. You are paying for cosmetics on a schedule instead of a fix once.
  • Air quality complaints with no paper trail. Headaches, blocked noses, coughing in one zone of the office. HR fields the complaints, facilities blames the AHU, the landlord blames the tenant's fit-out. Without RH logs, moisture mapping and air sampling, nobody can prove anything — so nothing gets fixed and the complaints escalate.
  • Buildings: one leak, twenty affected units. A failed riser gasket, a blocked condensate drain or a leaking flat roof feeds moisture into slabs and partitions across multiple floors. By the time visible mould appears on a tenant's wall, the damp has already tracked through the ceiling void for months.
  • You can't shut the shop to fix it. Every remediation quote assumes an empty unit. Retail and F&B cannot close for three days, offices cannot evacuate a floor, and clinics cannot cancel patients. So the work keeps being deferred, and the problem compounds.
  • Landlord, tenant and insurer standoff. Reinstatement clauses, dilapidation claims and insurance submissions all need evidence. Photos on a phone are not evidence. Without a defensible report the cost lands on whoever is least able to argue — usually the tenant.

The Pico X Health corporate programme

Six stages, run per site or across an estate — the commercial version of our 360° mould removal system.

  1. Baseline audit & sensor logging. Moisture mapping, thermal imaging and 7–14 days of logged temperature and RH per zone. We establish where dew point is actually being crossed instead of guessing from the visible mould.
  2. Source fix, not surface clean. Condensate drains, uninsulated chilled-water and supply trunking, aircon ledges, bulkheads, failed waterproofing and envelope leaks. Shield22 Pro anti-condensation coating where thermal bridging is the driver.
  3. Contained remediation after hours. Negative-pressure containment, HEPA scrubbers and non-toxic, low-odour antimicrobials so the unit is handed back ready to trade the next morning. Phased floor-by-floor for buildings.
  4. Premium anti-mould repaint. Zinsser Perma-White, Gush Care or Breathe air-purifying paint over a sealed, dried substrate — specified to the surface, not to the cheapest tin. This is what ends the annual repaint cycle.
  5. Aircon hygiene & ventilation. Fan-coil, drip pan, blower and evaporator cleaning, exhaust and make-up air review, and grille condensation treatment across the estate on a fixed servicing calendar.
  6. Documentation & ongoing monitoring. Every site gets a report pack for landlord, insurer or MCST, plus optional live sensor monitoring with alerts to your facilities WhatsApp group before RH drift becomes mould.

Sectors we run programmes for

  • Retail & mall units — shopfront threshold condensation, back-of-house damp, fitting-room odour.
  • F&B outlets — kitchen humidity load, cold-room surrounds, ceiling grease-plus-moisture biofilm.
  • Offices & co-working — zone air-quality complaints, AHU and trunking condensation, carpet and partition damp.
  • Hotels & serviced apartments — guest-facing odour, wardrobe and bathroom mould, room-by-room phased work.
  • Warehouses & industrial — slab moisture, roof leaks, stock damage and packaging spoilage.
  • Building & MCST common areas — risers, corridors, car-park soffits, multi-unit leak tracing.

Corporate mould FAQs

Why does our retail unit keep smelling musty even after cleaning?

Because cleaning removes the visible colony, not the moisture feeding it. In most Singapore mall units the driver is continuous condensation — chilled supply air against a warm shopfront threshold, an uninsulated bulkhead, or a slow condensate drain. Until dew point is dealt with, the smell returns within 4–8 weeks. Our corporate audit logs RH and surface temperature per zone so the actual source is identified before any remediation is quoted.

Can you work outside business hours so we don't lose trading days?

Yes. Retail, F&B and office work is scheduled overnight or on rest days as standard, with negative-pressure containment so adjacent units keep operating. Most single-unit remediations are handed back before opening the next morning; larger estates are phased zone by zone.

We repaint every year and mould still comes back. What's different here?

Standard emulsion over a damp substrate fails in 6–9 months regardless of brand. We dry and treat the substrate first, fix the moisture source, then specify a premium anti-mould system — Zinsser Perma-White, Gush Care or Breathe — matched to the surface and exposure. The repaint becomes the last step of a fix, not an annual cosmetic spend.

Do you provide documentation for landlords, insurers or MCST?

Yes. Every corporate engagement includes a report pack: moisture and RH data, thermal images, photo log, scope of works, products used, post-remediation verification and warranty certificate. It is the same evidential standard as our professional mould reporting service and is accepted for insurance claims, reinstatement disputes and MCST submissions.

How do you handle indoor air quality complaints from staff?

We treat it as a measurement problem first. Zone-by-zone RH and temperature logging, surface moisture mapping, aircon hygiene inspection and, where required, air sampling. That gives HR and facilities an objective record of what was found, what was fixed, and what the conditions look like after — which is what stops complaints recurring.

Do you cover multiple outlets or a whole building portfolio?

Yes. Multi-site retail chains, F&B groups, hotel operators and building managers are handled under one programme with a shared servicing calendar, standard scope per site type, consolidated reporting and priority response for escalations.

Are the chemicals safe around staff, customers and food?

We use non-toxic, low-odour, low-VOC antimicrobials that are safe around children, pets and food-prep areas once dry, with HEPA scrubbing before handback. There is no bleach smell and no chemical residue on trading surfaces.

What does a corporate mould programme cost?

Remediation starts from S$199 for a spot treatment and S$299 per surface for Essential tier, with per-site pricing for full audits, anti-condensation coating and repaint. Estate and multi-outlet programmes are quoted as an annual scope. See our commercial mould removal cost guide, or send us the unit size and photos on WhatsApp for an indicative figure.
